Marbella Asking Prices Reach a New High as Luxury Investment Moves Forward
Two recent developments have put Marbella’s property market back in focus: September’s figures show a new high for advertised property prices, while plans for Spain’s first Waldorf Astoria hotel have taken another step forward.

For Nueva Andalucía, the latest data shows prices remaining close to their summer peak, although the pace of growth has become more measured.

Marbella reaches a new asking-price record

According to Idealista’s September 2026 report, Marbella’s average advertised property price reached €5,967 per square metre, the highest recorded in its series. That represents an increase of 3.2% over the past year and 1% over the previous quarter.

Nueva Andalucía stood at €6,214 per square metre, up 3.5% year on year. Its figure was slightly below July’s peak of €6,249, with a monthly decline of 0.4% in September.

These are asking prices rather than completed sale prices, but they provide a useful indication of how sellers are positioning properties. The latest figures show continued annual growth alongside a flatter recent trend in Nueva Andalucía.

Sales activity improves between quarters

A market report published on 13 October, drawing on Ministry of Housing figures, recorded 921 Marbella property sales in the second quarter of 2026, compared with 873 in the first quarter—an increase of approximately 5.5%.

The second-quarter total remains provisional. It was also below the same period in 2025, so the improvement should be seen as a quarterly recovery rather than evidence of a new sales boom. Nevertheless, it is an encouraging development after the slower start to the year.

A €175 million vote of confidence in Marbella

Away from the residential figures, a significant luxury tourism project progressed in September.

Marbella Town Hall declared the proposed Waldorf Astoria development at Marbella Golf to be of municipal interest and accepted the project for administrative processing. The reported investment is €175 million, with plans including a 120-room luxury hotel, tourist apartments, a clubhouse, restaurants, retail and sports facilities.

This is a step forward in the planning process, rather than permission to begin construction. The proposal remains subject to further reports and procedures, and the council has stated that it will retain a tourism and sporting focus without residential use.

For the wider property market, our view is that investment of this scale reinforces Marbella’s position as an international luxury destination. It does not directly determine house prices, but it adds to the quality of the hospitality and leisure offering associated with the area.

What does this mean for Nueva Andalucía?

The local figures tell a useful story: Nueva Andalucía’s advertised prices remain above their level a year ago, but recent monthly movements suggest sellers should be realistic about pricing.

For buyers, that creates a reason to examine individual opportunities carefully. A market with flatter short-term pricing can offer more scope for considered comparisons and negotiation, although the position will vary from property to property.

For owners, the combination of sustained annual asking-price growth, improving quarterly sales activity across Marbella and continued luxury investment provides a positive backdrop.
